Terms & Conditions

  • Our villa can host 16 guests.
  • You will have the exclusive use of the property, park, and pool during your stay.
  • Minimum stay 4 days.
  • The pool is open from May 1st thru October 31st

Rental Rate Includes:

  • Welcome pack and toiletries.
  • Bed linens, bathroom towels and swimming pool towels.
  • Air conditioning/heating.
  • Inside and outside wifi.
  • Final cleaning.
  • Maid service 2/3 times per week for guests staying 6/7 days (+1 change of bath towels)
  • Maid service 1/2 times per week for guests staying 4/5 days
  • Maid service consisting of : quick cleaning of bathrooms and throwing away the garbage
  • 1 Baby crib and 1 high chair upon request.

Does not include:

  • Extra services (cooking services, extra change of linens and towels, extra cleaning)
  • The rental of the large room on the ground floor (a former oil mill converted in event area) can be reserved at an extra cost for small events or special dinners.
  • The Monastery of San Lorenzo has a Romanesque church at easy walking distance with a beautiful crypt. The church can contain approximately 100 people and can be rented at an extra cost.

Low season

Villa 10 people 900 euros per night

High season

Villa 10 people 1,000 euros per night

Villa + Annex 16 people 1,200 euros per night

Renting for events: 2,000 euros + 4 days minimum stay.

Cost of Extras:

Maid for cleaning at 20 euros per hr.

Extra Crib and high chair: 50 euros each.

Dogs: 50 euros per dog per week.

Upon request it is possible to add up to 2 extra beds. Each extra bed is 50 euros per night.

Accessibility:

​It is an ideal place for families with children.
Dogs are welcome at 50 euros per dog for the whole stay.
The villa is easily accessible from the main road.
A tennis club with 2 tennis courts is within 5 min walking distance.
The village of Collazzone is within 10/15 min walking distance.
The village of Collazzone offers a grocery store for basic food purchase and a coffee shop in the main square (for coffee and ice cream).
Il Leone Restaurant offers meals cooked according to the local cooking tradition, pizza and take away food.
  • The villa is not suitable for people with restricted mobility.

Payment Terms:

The down payment to confirm the reservation is 30% of the total amount to be paid at the reservation time. The balance should be paid within 30 days prior to the arrival.

Cancellation Policy:

If the reservation is cancelled before the 60th day prior to arrival the deposit paid at the time of booking (30% of the total amount) will be totally refunded. If the reservation is cancelled after the above term the downpayment will be not returned. The guests can use it as downpayment for another period according to the availability of the property and within the calendar year.
